Description
Cross-reference ZBA26/010/B/AP. The City of Kitchener has received applications to redevelop the subject lands with a high-density residential development consisting of three (3) residential apartment towers on shared six (6) storey podium. The development proposes towers of 40, 36, and 34 storeys containing a total of 1,165 dwelling units in a mix of one-bedroom, one-bedroom plus den, and two-bedroom unit configurations. An Official Plan amendment is proposed to redesignate 585 Bridgeport Road East from ‘General Industrial Employment’ to ‘Mixed Use’ and to establish a site-specific policy area to increase the maximum Floor Space Ratio to 13.0, whereas the Official Plan generally permits a maximum Floor Space Ratio of 4.0; and to permit a maximum building height of 40 storeys / 133.1 metres, whereas the Official Plan generally permits a maximum building height of 8 storeys under the current Official Plan Urban Corridor policies. A Zoning By-law Amendment is proposed to amend the zoning of the subject lands from MIX-2 (49)(102) and EMP-5 (78)(79) to a site-specific MIX-2 Zone, and to add new site-specific zoning regulations to permit a minimum Rear Yard Setback of 1.0 metres, a maximum Building Height of 40 storeys / 133.1 metres, a minimum Streetline Stepback of 0 metres along Bridgeport Rd E; a maximum Floor Space Ratio of 13.0; a minimum Parking Spaces of 0.86 spaces / unit; and, a minimum Visitor Parking Spaces of 0.07 spaces / unit.
