Description
The applicant is requesting a minor variance from Zoning By-law 150-85 to reduce the lot area to 258.91 m² (2,786.88 ft²) whereas 450 m² (4,843.76 ft²) is required in order to permit a secondary dwelling unit. This application meets the parking requirements for both the principle dwelling and secondary unit. Additionally, the applicant is requesting a variance to increase the maximum permitted encroachment of the existing front steps into the front yard to 1.15 m (3.77 ft.) whereas 0.5 m (1.64 ft.) is the maximum projection permitted into the front yard. This lot was the result of severance application B55/17 and the associated minor variance application A50/17 to permit the deficient lot size.
What this kind of application is
The Committee of Adjustment decides minor variances (small exceptions to the zoning by-law, such as a reduced setback or an extra unit) and consents (severing a lot, or adding an easement). Nearby owners are mailed a notice and can speak at the hearing.
