Description
The applicant is requesting a minor variance from Zoning By-law 150-85 to permit a minimum lot area of 398 m² (4,284 ft²) whereas 450 m² (4,843 ft²) is required to permit a secondary dwelling unit. The property was previously being used as one lot with the adjacent lot to the north (160 Beck Street). The applicant is now proposing to develop the two lots separately which is permitted as they are lots of record on a former Plan of Subdivision Plan No. 195. The applicant is proposing to demolish the existing dwelling and detached garage to construct a one storey, 125 m² (1,345 ft²) single detached dwelling which will include a secondary dwelling unit.
