Description
The applicant is requesting the following minor variances from Zoning By-law 150-85 to facilitate a secondary dwelling unit within each of the new residential buildings to be constructed on the two existing lots of record: 1. A secondary dwelling that is 43% of the total floor area whereas the by-law only permits the secondary unit to be a maximum floor area of 40% of the principal dwelling, and 2. A minimum lot area of approximately 398 m² (4,284.04 ft²) whereas the by-law requires a minimum of 450 m² (4,843.76 ft²) for a secondary dwelling unit. The applicant is proposing to develop the property with lots separately which is permitted as they are lots of record on a former Plan of Subdivision Plan No. 195. The applicant is proposing to demolish the existing dwelling and detached garage to construct two one storey, 125 m² (1,345 ft²) single detached dwelling units which will both include a secondary dwelling unit.
What this kind of application is
The Committee of Adjustment decides minor variances (small exceptions to the zoning by-law, such as a reduced setback or an extra unit) and consents (severing a lot, or adding an easement). Nearby owners are mailed a notice and can speak at the hearing.
