Description
To convey and mortgage three parcels of land, each containing one of the existing townhouse units. A fourth parcel of land adjacent to Fairway Road is to be conveyed to the Region of Waterloo as a road widening. The lot closest to Fairway Road will have a setback from the widened Fairway Road of 4 m (13.12 ft.) rather than the required 12 m (39.37 ft.) and a lot width of 14.1 m (46.25 ft.) at the building line rather than the required 15 m (49.21 ft.) after road widening. The interior lot has a rearyard of 5.1 m (16.73 ft.) rather than the required 7.5 m (24.6 ft.). The lot farthest from Fairway Road has a sideyard of 1.2 m (3.93 ft.) rather than the required 2.5 m (8.2 ft.) and a rearyard of 5.4 m (17.7 ft.) rather than the required 7.5 m (24.6 ft.).
