Description
Cross-reference OPA25/006/K/ES. The applicant is proposing to redevelop the subject property to contain (3) residential towers, featuring heights of 24, 23, and 29 storeys, accommodating a total of 1,116 units. The subject property has previously obtained site plan approval and is currently under construction with approval for three (3) residential towers with heights of 24, 23, and 19-storeys. The purpose of the application is to increase the height of Tower ‘C’ from 19 storeys to 29 storeys. The changes to the original approved Site Plans include an increase in building height, and corresponding increases to residential density and Floor Space Ratio, which requires an Amendment to both the Official Plan and Zoning By-Law. The Official Plan amendment requests to permit a maximum Floor Space Ratio (FSR) of 4.94 whereas 4 is permitted. Further, the Zoning By-law amendment requests a rear yard setback of 1.6 metres whereas 3.0 metres is required, to permit a maximum Floor Space Ratio (FSR) of 4.94 whereas 4 is permitted, and to reduce the required on-site parking from 1038 spaces to 871 spaces.
What this kind of application is
A zoning by-law amendment changes what the zoning allows on a property: the uses, the height, the density or the setbacks. Council decides it after a statutory public meeting, and anyone can comment before then.
