Description
B13/18 and B30/18 The applicant is proposing to sever a mixed use lot with an approximate area of 2.1 ha (5.2 ac) to create two new lots, for a total of 3 lots. The retained parcel, Part B, is proposed to have a lot area of approximately 9,603.18 m² (103,367.77 ft²). The applicant is proposing to re-purpose portions of the existing buildings on site for office and commercial uses. The first severed parcel, Part A, will have a lot area of approximately 1,966.86 m² (21,171.10 ft²). A portion of the existing building will be used as the office for Energy+. The second severed parcel, Part C, is proposed to have a lot area of approximately 9,263.46 m² (99,711 ft²). The applicant is proposing to construct 2 new residential towers on top of a 5 storey parking structure and artist studios on the street level. The subject property is listed on the City¿s Heritage Properties Register as a property of interest. It is not currently designated under the Heritage Act. The property owner has agreed to have the remaining heritage buildings designated under Part IV of the Ontario Heritage Act after the completion of the Gaslight Project. On June 13, 2017, Council agreed to publish a Notice of Intention to Designate for the remainder of the heritage buildings after completion of the project. The severance application under file B13/18 for Parcel A was heard by the Committee of Adjustment on July 11, 2018. The application was deferred to allow further discussion of recommended condition 3, regarding designating the building on the severed lands (Parcel A) under Part IV of the Ontario Heritage Act. A50/18 The applicant is proposing three minor variances from Zoning By-law 150-85 as follows: 1. Reduce the rear yard setback from the existing structure on Glebe Street to 0.88 m (2.89 ft) where 3.0 m (9.8 ft) is required. 2. Reduce the rear yard setback from the proposed artist studios on Glebe Street to 1.6 m (5.2 ft) where 3.0 m (9.8 ft) is required. 3. Reduce the interior side yard setback from the proposed artist studios to the northern lot line to 0 m where 2.5 m (8.2 ft) is required by Zoning By-law Amendment 130-17 for the first 5 storeys. These minor variances were not a part of the proposed changes of settlement of appeal through the recent Local Planning Appeal Tribunal. Planning staff are processing a Site Plan application for the proposed development under file SP 15/18.
What this kind of application is
The Committee of Adjustment decides minor variances (small exceptions to the zoning by-law, such as a reduced setback or an extra unit) and consents (severing a lot, or adding an easement). Nearby owners are mailed a notice and can speak at the hearing.
