Description
The applicant is requesting a minor variance from Zoning By-law 150-85 to permit a minimum lot area of 420 m² (4,520 ft²) whereas the minimum required lot area is 450 m² (4,843 ft²) to permit a secondary dwelling unit. The proposed one bedroom secondary dwelling unit will be located in the basement of the existing two storey dwelling with access to the unit in the rear yard. The subject property meets the parking provisions of the principal dwelling in the garage and the secondary unit parking in tandem in the existing driveway. The proposed secondary unit will be approximately 23.3% of the total floor area of the principal dwelling. Therefore, the proposal meets all other provisions for the secondary dwelling unit.
