The applicant is requesting the following minor variances from the Zoning By-law 150-85 to permit: 1. A density of 218 units/hectare whereas the zoning by-law requires 150 units/hectare (proposing 64 unit whereas 46 units is the maximum); 2. An exterior side yard setback of 0 m (0 ft.) whereas the zoning by-law requires 4.5 m (14.7 ft.) for the residential portion of the building; 3. A front yard setback of 0 m (0 ft.) whereas the zoning by-law requires 4.5 m (14.7 ft.) for the residential portion of the building; 4. An interior side yard (left) setback of 3 m (9.8 ft.) whereas the zoning by-law requires 4.5 m (14.7 ft.); 5. A rear yard setback of 4.5 m (14.7 ft.) whereas the zoning by-law requires 6 m (19.6 ft.). The variances will facilitate the construction of a five storey mixed use residential apartment building with commercial and parking access at street level off Queen Street. The building will contain 64 residential units and 67 parking spaces. The subject property currently houses a residential apartment building with commercial on the first floor, as well as a fast-food restaurant. Both existing buildings are proposed to be demolished. The subject property is located in the Hespeler Village Core Area and is adjacent to a listed heritage property of interest. This application will be heard at the September 17th Municipal Heritage Advisory Committee meeting.
