Description
The applicant is requesting a minor variance from Zoning By-law 150-85 to permit 165 parking spaces (including 11 barrier free spaces) whereas the by-law requires a minimum of 348 spaces (2.5 spaces/100m²) to facilitate a one storey 6,915.66 m² (74.439.54 ft²) addition to the existing industrial building. The property currently provides 175 total parking spaces (including 9 barrier free parking spaces). Therefore, the proposed addition will result in a loss of 10 parking spaces in total. The industrial facility is currently leased to three separate tenants with a total occupancy load of 37 employees and 24 visitors (assuming 8 visitors per suite). The applicant expects the addition to result in a similar occupancy loading and the total expected demand will be for 74 employees and 48 visitors. Therefore, the applicant is requesting the variance as the proposed 165 parking spaces exceeds their expected demand for 122 spaces. This property is subject to site plan file SP09/18.
