Description
The applicant is requesting a minor variance from Zoning By-law 150-85 to permit an extension to a legal non-conforming detached garage. The existing garage has a legal non-conforming rear and exterior side yard setback. The applicant is requesting to repair the existing structure and increase the height to 4.78 m (15.7 ft.) whereas the zoning by-law only permits a maximum 4.5 m (14.8 ft.). The increase in height would provide space for a lift to store an additional vehicle as there is no available driveway space on the subject property. The 57m² (613.5 ft²) footprint of the existing building will remain the same.
What this kind of application is
The Committee of Adjustment decides minor variances (small exceptions to the zoning by-law, such as a reduced setback or an extra unit) and consents (severing a lot, or adding an easement). Nearby owners are mailed a notice and can speak at the hearing.
